Sunrises are once again being greeted by bird songs; chipmunks and squirrels are rummaging about, and residents all across the area are returning to beloved nature paths and parks for a good lung full of fresh air. Since the beginning of the 2020 COVID pandemic, real estate has made record breaking history across the nation. From an increase in the median home price to down and dirty bidding wars, this CBS news article does a good job of laying out these trail blazing records. For buyers frustrated with the current affairs of things, we see you. According to a CNBC article, higher interest rates, increased sale prices, low inventory, and other factors have led to a sharp decrease in mortgage applications and refinancing applications around the country. Mortgage applications decreased by 13.1%. The lowest level since December of 2019. Refinance applications have decreased by 56% compared to last year. While these numbers can suggest that some buyers might be throwing in the towel on purchasing their dream home, it doesn't all spell bad news. The decrease in refinancing applications can be attributed to the number of home owners no longer looking to take advantage of the historically low interest rates during the worst of the pandemic. We're also emerging from a winter real estate market, and many buyers may still be feeling out the waters of the spring/summer market. For now, February's numbers show inventory is on the, slow, but upward trend. Can we get a Halleluiah?! Closings and pending sales are also up for the month to month numbers with DOM slowly decreasing. Interestingly, YOY numbers across the NOVA and Southern MD areas show a higher increase in inventory compared to February 2021. It's unclear if this is just a one time thing or if inventory really is going to be more bountiful than last year. Time will tell what shape the spring market will truly take in the coming weeks.    How Sanctions on Russia can affect the daily lives of US citizens Amid the current inflation and turbulent economy, the war between Russia and Ukraine can also make an impact across the pond.
