Can anyone believe that we are already halfway through 2021?

Here at Fine Nest, the spring and summer market has kept us busier than popcorn on a skillet. We've been so busy, in fact, that in the most recent rankings of real estate teams in the DC metro area, we earned second place based on total sales volume! Go team!

Of course, we would be remiss to share this recognition without giving credit to the amazing clients that have helped us achieve our goals. We can't express how thankful and appreciative we are for our continuously supportive clients that have helped us spread the Fine Nest love through their reviews and referrals.

That love has helped sprout new growth at Fine Nest. Since the start of 2021, we have added two new agent team members, bringing us to a total of six agents. We have expanded our services to the state of Maryland and have enhanced our social media presence. It's been a thrill for us to grow Fine Nest from its fledgling beginnings into the full blown operation we are today, and we are wholeheartedly looking forward to what the future holds in store for us.

July Market Metrics Report

Believe it or not, now is actually not a bad time to buy!

Just as we mentioned last month, the current market trend of high buyer competition, high sale prices, and low inventory isn't anticipated to end anytime soon. So why is this a relatively good time for buyers? For starters, the Federal Government recently announced that it intends to increase interest rates starting in 2023. With this news, it will mean that, while the prices of homes are still landing on the higher end of the spectrum, buyers don't need to worry as much about having interest rates rise above the current low average until 2023.

The Federal Housing Finance Agency also recently announced that Forbearance has been extended for a third time, changing its previous lapse date from June 30, 2021 to September 30, 2021. While this mostly spells good news for homeowners currently on forbearance. It in turn means that the current lack of inventory will most likely hold strong well into the fall market.

While these reasons for "why it's a good time to buy now" aren't the most buyer friendly, they certainly mean that buyers can continue to anticipate the market and play their cards carefully.

Fine Nest still encourages home owners looking to sell their homes to take advantage of this competitive market and obtain the best value possible. Buyers are still encouraged to take advantage of lower interest rates before they go up again. The competition remains extreme and we advise buyers to anticipate the possibility of placing multiple offers to purchase their dream home or simply waiting until the market evens out.
