Ah, February. A month known for bringing in the last of winter's heavy snow, Black History month, a tribute to romance, and an appreciation for our current and past Presidents. However, for business's like Fine Nest, February is a month of rapid preparations for the spring and summer Real Estate markets. Like a massive migration, around 30-40 Million American's move to a new dwelling each year. 80% of these moves occur between April and September. With such demand, agents prepare for the spring market by studying past and present market trends, comparing future market projections, and of course, plenty of prospecting with new clients, existing clients, lenders, builders, and investors. February Market Metrics Report

 
This year, the Northern Virginia spring/summer market projections anticipate the 2020 sellers market to continue full throttle into 2021. Low inventory has lead to buyer offers getting more competitive than ever. Fine Nest's listings alone have gotten up to 16 offers on one home! New construction has also become a focus for many buyers, with mortgage companies projecting a 13% increase in new construction loan distributions in 2021. 

While these market projections can be interpreted as favorable, the 2021 market is like a double edged sword. Many American's are currently facing eviction and homelessness primarily due to job looses caused by the Coronavirus pandemic. However, with the new presidential administration, citizens can anticipate more relief funds and Coronavirus aid in the coming months.

House vote unlocks partisan path for Biden coronavirus relief bill

House Democrats voted Wednesday (2/3/2021) to set the stage for party-line approval of President Biden’s $1.9 trillion coronavirus relief bill.

Biden’s plan includes an array of proposals including $1,400 stimulus checks, $3,600 per child tax credit, an increase in and extension of unemployment benefits that are set to expire in mid-March, an increase in the federal minimum wage to $15 an hour, about $350 billion for cities and states, around $130 billion for schools, and $160 billion for vaccines, testing and other help for the health-care system.

Get an Early Start on Spring Cleaning!

New year, new beginnings! While 2020 challenged us in ways we never expected, it has also proven that while physically separated, we are still stronger in unity. The COVID-19 pandemic has helped build connections and broken barriers across many communities - something our world needs now more than ever. 

Throughout the last year, Fine Nest saw saw some incredible and heartwarming shows of strength across Northern Virginia. From front-line workers whom we had the honor of helping buy or list a home while they were taking care of the community, to our trusted vendors who adapted their business protocols to meet the needs of their clients and fellow business partners. It’s been an inspiration to see so many acts of kindness both big and small.

As we settle into 2021, Fine Nest's resolution is to continue perfecting our work of helping Northern Virginian's (both old and new) enter the Real Estate market feeling confident that their being guided by knowledgeable professionals.

January Market Metrics Report

 
It's no surprise at this point that the current Real Estate Market has been continually holding out unseasonably strong. Month over Month metrics show a small but steady decline of new listings, pending listings, and closings across the board, but don't let that fool you into thinking the current sellers market is coming to an end. Fine Nest listings are still getting offers in 2-6 days, and some buyers are still waving contingencies in order to get their offers accepted. Year over Year metrics are also still ~30%-50% lower than the current market, and many Real Estate/financial experts don't see these numbers decreasing anytime soon.
Additionally, loan experts have seen an increase in building permits over the 2020 year, and anticipate building permits to increase by 13% in 2021. If these projections are correct, we can anticipate more inventory to appear closer to end of 2021/ beginning of 2022. 
Fine Nest still encourages home owners looking to sell their homes to take advantage of this competitive market, and get the best value on their homes. Buyers are still encouraged to take advantage of the low interest rates.

Biden Assembling Multitrillion-dollar Stimulus Plan with Checks, Unemployment aid

President-elect Joe Biden said Friday he is assembling a multitrillion-dollar relief package that would boost stimulus payments for Americans to $2,000, extend unemployment insurance and send billions of dollars in aid to city and state governments, moving swiftly to address the nation’s deteriorating economic condition and the rampaging pandemic.

The package includes more than $400 billion to combat the pandemic directly, including money to accelerate vaccine deployment and to safely reopen most schools within 100 days. Another $350 billion would help state and local governments bridge budget shortfalls, while the plan would also include $1,400 direct payments to individuals, more generous unemployment benefits, federally mandated paid leave for workers and large subsidies for child care costs.

As we've said many times, the Fall/Winter Real Estate Market is still holding out unseasonably strong. Most likely due to the COVID-19 pandemic, year over year, the housing metrics show only positive results for all of Northern Virginia's major counties.
This month's takeaway from December's market analysis, is that we are still, very much, in a Sellers Market. Fine Nest's Listings are still getting offers in 2-6 days. However, many buyers are no longer going to settlement having waved many of the usual contingencies home buyers typically complete before closing. Which goes to show, that despite the demand being high, buyers are shopping smarter and not as competitively.

Federal Coronavirus Releif Package - Rental Assistance News

A bipartisan group of lawmakers is trying to inch closer to an agreement on a federal coronavirus relief package. The bill would extend the eviction protection set to expire at the end of the year until January 31. It also provides $25 billion in rental assistance to states, local governments and Native American tribes.

As we mentioned last month, the Fall/Winter Real Estate Market is still holding out unseasonably strong. We are still in a Sellers Market, which has meant that most listings are getting offers in 3-5 days. High buyer demand has also resulted in many buyers waiving everything such as home inspection, radon testing, appraisals, and more, in order to get their offers to be accepted. While areas such as Manassas, Centreville and Sterling tend to not be as competitive, we've still seen high competitiveness in Arlington, Fairfax Station, and Vienna.

Northam announces additional funding for rent and mortgage relief

Gov. Ralph Northam announced he is directing $12 million in additional funding from the federal Coronavirus Aid, Relief, and Economic Security (CARES) Act to Virginia’s Rent and Mortgage Relief Program due to high demand for financial assistance.

The program assists households and landlords with rent and mortgage payments to avoid eviction or foreclosure due to COVID-19.

Free Meals for Students During the School Year

The U.S. Department of Agriculture has announced that FCPS and other school districts can continue serving free meals to all children through December 31.

Buses are delivering grab and go meals throughout the county. Meals on buses will be distributed Monday through Friday beginning at 6:30 a.m. Information about bus routes for food distribution is available online.

Home Internet Access Assistance

FCPS is transitioning to a new program in partnership with Cox Communications, in which the school system will pay for internet service for qualifying families for the school year. 

If your family needs internet service at home so that your student can participate in virtual learning, contact your child’s school to begin the application process. If you qualify for the program, the school will contact you to let you know how to complete the steps to receive your internet service.

Important Information to Know About Trumps Executive Order on Housing

President Donald Trump signed executive orders to extend relief in the meantime on 8/8/2020. One order, according to the president, would extend the federal eviction moratorium. 

The original moratorium, included in the CARES Act, prohibited landlords or housing authorities from filing eviction actions, charging nonpayment fees or penalties or giving notice to vacate. It expired on July 24 and only applied to federally subsidized or federally backed housing.

Trump’s order doesn’t actually extend the federal eviction moratorium. Instead, it calls on the Department of Health and Human Services and the Centers for Disease Control and Prevention to “consider” whether an additional eviction ban is needed...

Governor Northam Launches Rent and Mortgage Relief Program

Governor Ralph Northam today launched the Virginia Rent and Mortgage Relief Program (RMRP), which will provide $50 million in federal Coronavirus Aid, Relief, and Economic Security (CARES) Act funding for households facing eviction or foreclosure due to COVID-19. RMRP will provide short-term financial assistance on behalf of households in the form of rent and mortgage payments.

Low credit scores can be a real deal killer when it comes to obtaining financing for a new home or refinancing an existing one. Understanding what makes up your credit score, might help get you on track to improving your score and putting home ownership back in the realm of possibility.

Payment History - 35%
Basically, don't miss your payments, even if you're paying the minimum - make the payment and make them on time. If you've missed one or two - try and contact the credit card companies to see if they won't hold it against you and waive any associated fees. If you don't make a habit of it, most companies will help you out at least once.
Picture
Amount you Owe - 30%
Just because you have it, doesn't mean you should use it. Most credit correction companies will tell you not to use more than 35% of your available credit. That's right, 35%! For example, if you have a credit limit of $1,000 - you shouldn't carry a balance of more than $350 per month.

Length of Credit History - 15%
When you're cleaning up your credit act, don't close your oldest credit cards. Even if they have a lower credit limit than others, you should still keep them open to maintain that credit history.

New Credit Opened - 10%
Too many new accounts can negatively impact your score. Not only too many new accounts, but also too many inquiries. NOTE: When purchasing a house and picking a lender, you have a 30 day shopping window to pull your credit several times to do your due diligence and find the best rates and lowest fees. As long as you keep the inquiries all within a 30 day period and you're pulling your credit for the same purpose of getting a mortgage, your credit won't be negatively impacted. Take advantage of this!

Types of Credit you Have - 10%
You get a bonus for having various types of credit - but don't go overboard. Everything in moderation. If you're a suburbanite with a good job, you likely have/had a car payment, cell phone, a credit card or two and possibly a student loan - that should cover your bases.
